Our business requires the acquisition of over 10,000 tax sale lists each year, both deed sales and lien sales. We provide these lists to a number of tax servicing companies and mortgage companies for loss remediation purposes. We made the decision is August of 2002 to make these lists available to the lien and deed buying public at very reasonable prices, thereby giving the lien and deed buyer a computer readable list without having to go to the expense of having the list keyed. Our production of lists has grown each year.
In addition, our production of data enhanced lists was up last year by over 300. As more and more counties add assessor web sites we will be able to produce even more data enhanced lists.
The company has over 39 years of tax lien buying experience and the principals have been responsible for the acquisition of over $200 million dollars in tax liens. Their experience is made available through a series of manuals. Unlike a number of such offerings, these manuals are detailed explanations of the statutes involved in each state and include current contact information for the taxing jurisdictions. They are designed to work in tandem with The Comprehensive Guide to Tax Sales which covers everything from bidding methods, due diligence, to servicing the portfolio. The average state manual is about 30 pages and the Comprehensive Guide is over 120 pages in length.
The company does not buy liens for their own or other's account as we feel it would be a conflict of interest to sell materials to a buyer and then appear to bid against them.
The lists we offer allow the avoidance of keying the data for the lien buyer and give you the capability to sort and filter the lists to meet your own criteria. The data enhanced lists allow you to avoid the visit to the court house that should be an absolute requirement in your due diligence process.
We also offer several web based training workshops each year that are moderately priced and include 14 to 18 hours of training about how to buy liens and deeds with minimal risk. We have a number of institutional buyers who have asked us for the names of trained individuals they could hire and we refer the graduates of our workshops for these positions.
